What is the minimum project budget?

I deliver residences of EUR 1.7 to over 10 million. Below that scale I do not take projects on — not because they are lesser projects, but because my way of working — personal supervision, at most two builds at a time — only makes sense at that scale.

Where do you build?

+

Base: Tarnowskie Góry in Silesia, southern Poland. I run projects in Silesia and the Beskidy mountains, Kraków, Wrocław and Warsaw and their surroundings. Poznań only by exception, for an interesting project. Range map below.

Do you take on projects in the Tricity area?

+

No. The Tricity (Gdańsk–Gdynia–Sopot) is simply too far — with personal supervision of every stage, distance matters. I would rather decline than supervise from afar.

I already have an architect and a design — what then?

+

Very good — it is one of two normal ways in: some people come with a finished design, some with just an idea. I come in as the contractor and work with your architect as a partner: I respect the design and the architect's supervision, I do not compete for authorship. You gain someone who checks feasibility, keeps count of the costs and holds the trades together — and the NDA covers the architect as well. What I do with a finished design and when to bring me in: I have a design and an architect.

My build has already started — will you take over from another contractor and finish it?

No. I don't take over a build in progress — I never have, and that won't change. I take a project on only when I can answer for the whole of it and for the final result, and after someone else too much is already closed up and impossible to check. There is also the order of things: with me there is a wait, and a rescue job almost always means 'now' — I won't cut one client's build short to save another, not even a better-paid one. If your build is only about to begin, that is a different conversation.

I already own a plot — where do we start?

With a feasibility study on your plot: ground investigation, analysis of your assumptions or finished design, risks and possibilities. Your own plot is an excellent starting point — the conversation becomes concrete immediately. Do you help find the plot?

Yes — I deliver the result. With the right budget I run the whole process: finding the plot, vetting it and negotiating the purchase — location shortlisting, formal and technical due diligence, ground investigation, planning conditions, talks with the seller. A costly but complete service: we start with an empty map and finish with a ready home.

What exactly does full care include?

+

Everything. Permits and paperwork, coordination of the architect and designers, construction, special systems, finishing, furniture, bed linen and curtains — and care after handover. Your side keeps the aesthetic decisions — served as choices, in two or three prepared options, not in catalogues — how that works in practice is in the piece on aesthetic decisions. Who will work on my home?

A permanent, proven team — craftsmen I have worked with for years and selected personally. There are no people from classified ads on my sites.

For solutions that are particularly demanding or hard to source in Poland, I work with foreign partners — mainly in the USA, and also in Germany and the Netherlands. Which is why “not available in Poland” does not end the conversation.

How do you charge? What about changes along the way?

A fixed price: agreed before we start, with the risk of holding it on my side — you buy certainty, not an estimate open to surprises. Changes along the way — and in residences they always come — follow a single path: open pricing, your decision, entry into the schedule. No change ever happens in passing. Where a price that does not change comes from — in the piece on the lump sum; how changes enter and who pays — in changes during construction.

How long does a project take?

A full residence of this class takes around two years to deliver — it cannot be built faster without compromises. The schedule is produced in the feasibility study; I protect it with planning that stays ahead of the site and time set aside for your decisions, and the Friday report tracks progress every week. Where those two years go, I set out quarter by quarter.

When can you start?

I start one project a year, and a full build takes around two years — so I run at most two builds in parallel. That is the price of personal supervision. The availability of the next slot is the first thing we establish in the introductory conversation; conversations and the feasibility study happen earlier, so the start is prepared.

Why don't you show projects, numbers or names?

+

Because the discretion I sell allows no exceptions. My clients’ homes, budgets and names are their property — not my marketing material. Everything I can show the world is on this page: the way I work. The rest you will learn in conversation.

Will I see previous projects?

+

Yes — in person, to the extent the owners have agreed to. You will not see them online: I do not publish photographs of completed projects, because that is part of my agreement with every client. Your home will be protected in exactly the same way.

May I speak with your previous clients?

+

Yes — with their consent, at the stage of a serious conversation. Discretion works both ways: I do not hand out my previous clients' contacts at the start. I share them when both sides know we are talking in earnest.

How is my privacy protected?

+

I sign the NDA before I learn the address of the plot. Photography on site is forbidden, I know every person on site by name and each is bound by confidentiality, and after handover I never mention the home anywhere, to anyone — unless you decide otherwise. Privacy extends to the technology in the house: see my pieces on CCTV without the cloud and an alarm that does not depend on a vendor server.

Do you also build smaller homes?

No. I do not take on new engagements outside private residences — a residence of this class demands all of my attention. If your project fits the scale described above — let’s talk.

What does the first conversation cost?

+

Nothing — and it commits you to nothing. If after the conversation both sides want to go further, the terms of the feasibility study are agreed individually before anything begins. No surprises — from the very first contact.

The boundary is set not by the map but by the way I work: I sign off every stage personally, so I must be on site whenever the site requires it. Which is why the Tricity — despite the enquiries — remains out of range.
