A panic room in a Polish home — when it makes sense and how it is really built

In brief

A panic room is a room that buys your family time — from the moment something happens until security or the police arrive. It is designed with a margin counted in hours. The decision is made together with the structural design of the house: reinforcements, separate ventilation and service routes have to be built with the walls, and adding them later will not get you the full parameters. Whether it makes sense in your case is a question of risk profile; there are projects where I advise against it. And one reservation before you read on: I write about process and decisions. I do not describe the execution details of any specific room — that stays between the owner and their security consultant.

Why this text is not a manual

Protected rooms are among the projects I take on. I also write about them because there is not much matter-of-fact writing on the subject: either sensation or a door catalogue.

Let me settle one thing at the start. This text tells you how to make a good decision and what to require from the people who will carry it out. It does not tell you how anything is built — and not out of caution for its own sake. A protected room works better the fewer people know anything about it, so a public description of solutions would damage exactly what the room is meant to protect. That rule applies to me as well.

What a panic room is — and what it is not

In the movies a panic room is a steel bunker with a wall of monitors, where the family spends half the plot. The real one is far less cinematic: a room designed for one specific scenario — cut the threat off, call for help, hold out until it arrives. The whole point fits in two words: time, not a fortress. Designing for a day or longer, with water, supplies and air-quality control, is a separate and much heavier class of requirements. Rooms for weeks are shelter territory — a different category of structure altogether.

In practice it comes down to four things.

First: access time. A room you cannot reach within seconds straight from the bedrooms does not do its job — no matter how strong its door is. Floor area is a secondary matter.

Second: the weakest element sets the level of protection. A very strong door in an ordinary partition wall is a decoration — like three locks on the front door with the kitchen window ajar. The structure, the service penetrations, the ventilation and the door have to be designed as one assembly, because the real level of protection is set by whatever is weakest in it.

Third: autonomy. Independent ventilation, independent power, and communication that works when the electricity and the mobile network are down — ideally two separate channels. A room that locks well but cannot call for help solves half the problem.

Fourth: discretion. A room too many people know about loses a large share of its value. That is why the way the build is run matters as much as the parameters — I will come back to this.

None of this is exotic. In Israel, protected rooms have been a mandatory element of new residential buildings for three decades (for reasons I wish on nobody). In Poland it is still rare — found almost without exception in homes whose owners have a concrete reason to think about it.

Who really needs a panic room at home — and who does not

Not everyone. A panic room is easy to sell on fear, and I would rather this decision came out of a cold analysis.

The conversation starts with a risk profile — an honest answer to the question of who would want to enter your home uninvited, and why. It is made up of public visibility, your industry and how visible you are in business, the value of what is in the house, the location and the realistic response time of the police, and finally the family’s way of life. That analysis is done by a security consultant: a separate role on the team, someone other than the alarm company and someone other than me. I build. I leave threat assessment to people who do it for a living.

If the analysis shows an elevated, person-directed risk — a protected room is a rational element of the security system. If it does not, I say so plainly: well-designed layers of protection around the house are enough, and that money can be spent more sensibly. With ordinary houses I told clients for years that even a simple alarm system deters intruders and lets you sleep well on a longer trip. Those layers work for you every day; a panic room waits for a day that, I hope, will not come.

On top of that there are two boundaries to know before the decision.

A panic room does not protect against fire or flood. Those scenarios are answered by a different part of the design — detection, separations, escape routes. And the protected room has to be coordinated with the fire-safety design, so that in a fire it does not itself become a trap.

The second boundary: a room without procedures is just a room. The family has to know when to go in, how to communicate from inside, what not to do. This gets practised and repeated. Contrary to what you might expect, what usually comes out of that practice is calm rather than fear — knowing that a plan B exists and works lowers everyday tension instead of feeding it.

The decisions that are made with the structural design

With ordinary systems I like to keep options open. Cables for an alarm or cameras can be roughed in while the electrical installation is being done — the cost is small, and the decision whether to install can wait even a few years. With a protected room that trick does not work. Reinforced walls, connection details, a separate ventilation and communication route cannot be roughed in for later or added along the way — they are either in the structural design or they are not. This applies to every technology: reinforced concrete, steel and modular. Adding a room to a finished house is possible with modular technologies, but that is a compromise by definition — a lower level of protection at a higher cost.

So if you are seriously considering this element, tell your architect and your contractor before the structural design is drawn. In Polish reality that means the subject enters the conversation before the technical design and is covered properly in the documentation. Discretion does not mean building outside the design — it means controlling who knows the room’s function.

The decisions that will belong to you come more or less in this order. What the room is meant to protect against, because “against everything” does not exist. How many hours the ventilation, power and supplies are designed for. For how many people — the household, or the family plus guests. Where in the house: as close to the bedrooms as possible, because the route is counted in seconds. Who is to know the room exists at all. How it works with the home’s systems — viewing and control from inside are valuable, as long as the room stays independent of the home automation. And finally: whether it serves another purpose day to day. It can — provided the second function does not weaken the first.

Three requirements that test a professional

You do not need to know the technology. Three requirements, stated in plain words, are enough — and the answers will quickly tell you who you are talking to.

First: classes instead of adjectives. The walls and doors of protected rooms are described by resistance classes — ballistic (the European EN 1522/1523 standards, FB classes) and burglary (RC classes). Classes are nothing exotic in construction — even ordinary security-rated doors and windows have them: the glass and the fittings each come with their own class. The point is that a class only means anything for a tested assembly, consistent with the wall, the fixing and the service penetrations. It is not a sticker you buy along with the door. You do not have to recite standard numbers. What matters is that a professional answers such a requirement with specifics, and a salesman — with a story about “armoured doors.”

Second: autonomy described in hours. “The room has to sustain itself for a day” — that is a requirement that can be calculated and then verified. Ventilation with filtration has to be calculated, not thrown in, because in a sealed room the number one problem quickly becomes carbon dioxide and temperature. You know this mechanism from everyday life: in a bedroom with the door and window closed, the air is heavy by morning. The same thing happens here, only faster, because the room is smaller and far more airtight. That is why the ventilation gets calculated. Add emergency power with automatic switchover, and lighting.

Third: communication with redundancy. At least two independent channels, designed on the assumption that in the worst scenario neither the power nor the home network works. Plus an alarm signal to your security company’s monitoring station — with a clear procedure for who verifies the alarm and when the police are called.

The reaction to these three requirements tells you a great deal. Whoever understands them will ask you further questions — about the scenario, the family, the house. If the conversation circles around the price of a door from the start, it is not a conversation about a protected room.

How you build a room nobody is supposed to know about

This is what clients ask about most often. Rightly — the discretion of the execution decides the value of the whole.

The documentation is honest and complete: the structure, the services and the room’s requirements have to be fully covered in the design, otherwise it could not be built well and legally. What does not have to appear anywhere in it is the colloquial name — what the room is really for is known to a narrow circle: you, the designer, the security consultant. On site, people know as much as they need for their own work, and they are bound to confidentiality. The as-built documentation exists in full, marked confidential, in a counted number of copies — available to the people responsible for the house and its service, not to everyone who ever passed through that build. More about the organisation itself I will not write. I explained why at the start.

Site confidentiality — agreements with everyone who enters, phone rules, information split between crews — is a system that covers the whole build; one room simply makes use of it. How it works in practice is a conversation for a meeting; the most common questions about privacy are answered in the Questions section.

When it is not worth it — said plainly

When there are no real grounds. If the risk analysis shows no person-directed threats, I advise against it — the money is better spent strengthening the layers of protection the house uses around the clock.

When the house already stands and the expectations are maximal. An adaptation is feasible; the question is what it costs and what level of protection it really delivers. Sometimes the honest answer is a modular solution with reasonable parameters, rather than fighting for a class the existing structure cannot carry.

When the panic room is meant to replace the system. A protected room is the last layer — after the fence, the detection, the joinery and the alarm. Whoever starts a house from the panic room is building a roof without walls.

What I do not promise: that the room will protect against every scenario; that it can be added later without compromises; or that I will tell anyone — publicly or privately — anything about the solutions used in specific clients’ homes.

What I ask before I say yes

  1. Does a risk-profile analysis exist, and who prepared it?
  2. Are we before the structural design, or after it?
  3. Who — by name — is to know the room exists and where it is?
  4. What scenario and what autonomy time are we designing for?
  5. What does communication look like when the power and the mobile network are down?
  6. Who will service the room’s systems — and how, without widening the circle of knowledge?
  7. Is the family prepared to learn the procedures and come back to them?

Frequently asked questions

It comes into being within the normal design process for the house — there is no separate “panic room” procedure. It does not have to be described by name in the documentation; its purpose is known to the owner and a narrow design circle. The formalities — permit or notification, new build or conversion — are walked through with your designer at the concept stage.

How much space does a panic room need?

Less than the movies suggest. It is a room for hours — usually a few square metres, sized to the number of household members and the autonomy time. More important than the area is how many seconds it takes to reach it from the bedrooms.

Can a panic room be added to an existing house?

It can — with modular technology, installed inside an existing room. It is a compromise between protection class, cost and what the existing structure can carry. Full parameters come when the room is in the design from the first line — which is why this decision belongs before the structural design.

How much does a panic room cost?

I do not price it by the square metre or from a catalogue. The cost depends on the stage (designed in from the start or an adaptation), the protection class, the autonomy time and the communication. One thing I know for certain: the same standard planned before the structural design costs a fraction of what an attempt to add it later does. The concrete conversation about cost starts only after the risk analysis.

Does a panic room need servicing?

Yes, and it is not fine print. Emergency power, ventilation, communication and locking need periodic tests, and the family needs to revisit the procedures. A room nobody has tested for three years gives a feeling of safety instead of safety.

Does a panic room protect against fire?

No — and it should not be sold that way. Fire protection is a separate layer of the design: detection, separations, escape routes. A protected room is designed against threats from people, and the fire scenario has to have its own answer in the house — and the two have to be coordinated.
